South Brisbane Apartments (41 Edmonstone Street)

Located in South Brisbane, the 41 Edmonstone Street development delivered a multi-storey social housing apartment building providing high-quality, accessible accommodation within a well-connected inner-city precinct.

The project comprised 18 apartments, including eleven two-bedroom Gold Level units, five three-bedroom Gold Level units and two two-bedroom Platinum Level units, all designed in accordance with Liveable Housing Design standards. The development was created to support the Queensland Government’s social housing program, providing modern, functional homes that prioritise accessibility, durability and long-term liveability.

Constructed on a highly constrained urban site bordered by Brisbane State High School and public recreational facilities, the project required careful planning and coordination to manage traffic, logistics and public interface. A tower crane was utilised to efficiently manage materials and minimise disruption, while detailed traffic management plans ensured safe deliveries and concrete pumping activities around school peak periods. Despite tight site conditions and structural complexity, the completed development contributes valuable inner-city housing supply while supporting inclusive and connected communities in South Brisbane.
