The Labrador Apartments project delivered a five-storey social housing development comprising 20 one-bedroom units, basement parking and a rooftop BBQ terrace designed to foster connection and community.

Delivered under a Design and Construct model, the development was organised around a central communal courtyard that forms the social heart of the building. The architectural form steps from two storeys at the street frontage to four storeys centrally and to five storeys at the rear, responding sensitively to neighbouring properties while maximising privacy from Brisbane Road. Cross-ventilation was achieved through clustered unit planning and open corridor circulation, enhancing natural airflow and providing shaded, weather-protected access.

The project required significant excavation for a two-level basement and careful management of tower crane operations within a constrained urban setting. Proactive neighbour engagement, including regular updates and early consultation, supported strong community relationships throughout delivery. The completed development provides secure, climate-responsive and socially supportive accommodation, contributing high-quality affordable housing to the Gold Coast region.
