Water Street Apartments is a five-storey social housing development delivered under a Design and Construct contract in an inner-city suburb of Cairns, providing 42 one-bedroom, turn-key apartments for government housing.

The building incorporates undercover ground-level parking, lift access and secure internal courtyards, creating a safe and accessible residential environment. A defining architectural feature is the central internal atrium, designed to generate a natural chimney effect that promotes cross-flow ventilation and passive cooling, supporting energy efficiency in a tropical climate.

Early alignment of design intent and specification requirements required close collaboration with the client representative to refine documentation and confirm compliant outcomes. Through disciplined planning and proactive coordination, the project achieved Practical Completion three months ahead of program, delivering modern, climate-responsive accommodation that contributes to increased housing capacity in the Cairns region.
